In the third quarter of the current year, a dynamic increase in the sale of new apartments was observed in Poland, especially in the largest urban agglomerations. Data collected by RynekPierwotny.pl indicate that approximately 21.7 thousand apartments were sold in the ten main cities and their surroundings. This result is 129% higher compared to the corresponding period of the previous year.

 

Warsaw led in terms of the number of sold apartments, where developers completed around 5.9 thousand transactions, representing a 27% increase compared to the previous quarter. Similar trends were observed in other major cities, such as Wrocław (3.2 thousand units and a 38% increase QoQ) and Kraków (2.9 thousand units and an 11% increase QoQ).

 

There are many reasons for this phenomenon, but the main factor was the accumulation of demand in previous months and the introduction of the "Safe 2% Mortgage" program, which encouraged many to make decisions about purchasing apartments.

 

Additionally, the decision to buy an apartment was accelerated by individuals who can afford a traditional mortgage but do not meet the criteria for government programs, as well as those who are concerned about future real estate price increases. Nevertheless, the increased sales do not correspond with a sufficient increase in the supply of new apartments on the market, which may lead to further price increases. Consequently, difficulties in accessing apartments are expected for an increasing number of people.

 

The current real estate market situation may signal to developers the necessity of increasing the production of new apartments to meet the growing demand. Otherwise, the risk of further price increases and limited access to apartments may pose challenges for future buyers.
