In 2023, the Polish market will see the emergence of six new private student dormitories located in four cities, offering around 3,000 beds for students. This represents a record number for a single year, according to CBRE analysis.

 

In Warsaw, approximately 870 places will be added, while in Łódź, around 400 places will become available. Over half a thousand beds will be added in Wrocław. Kraków will gain the most places, with 1,300 students being able to utilize the newly opened dormitories, although this will still only accommodate 15% of students opting for this form of accommodation in the city.

 

The decrease in availability of places in public dormitories in Poland since 2008 is significant. Private student residences offer over 13,000 beds (mostly in Łódź, Kraków, and Wrocław), accommodating only about 10% of students, which is less than the European average. The pursuit of higher living standards by students prompts universities to adapt to these needs, offering, for example, three-person rooms as a rarity and four-person rooms as an option in individual buildings.

 

According to data from the Central Statistical Office (GUS), the number of students in Poland exceeds 1.2 million, meaning that there are, on average, 3 students per 100 residents.

 

According to CBRE analysis, the growing deficit of student housing makes private dormitories increasingly attractive investments in the Polish market. Rents in private dormitories are steadily increasing, and further changes in rates will be determined by the popularity of locations, the characteristics of the facilities, the availability of amenities, and the scale of demand in a given academic center.
