In the third quarter of the current year, Poland experienced an exceptionally developed warehouse market, attracting both investors and tenants. According to CBRE data, the warehouse space under construction reached a record level of 2.5 million square meters. Interestingly, over half of these new investments are speculative constructions (without a specific tenant at the implementation stage), indicating investors' confidence in the attractiveness of this market and their expectation of further demand growth.

 

CBRE data shows that Poland stands out among other European warehouse markets. By the end of the third quarter of 2023, the total warehouse space in the country reached an impressive 30.5 million square meters, representing a 12% increase compared to the same period of the previous year. This dynamic growth positions Poland among the top developing warehouse markets in Europe.

 

The most dynamic regions in terms of growth include Warsaw, Katowice, Zielona Góra, and Gorzów, which attract both local and foreign investors. It is in these areas that the largest increase in warehouse space is noted.

 

Despite promising indicators, the warehouse market in Poland also faces challenges, such as the increasing vacancy rates in some regions (Łódź, Wrocław). Nevertheless, the overall upward trend provides hope for further sector development in the near future.

 

The boom in the Polish warehouse market is not a coincidental effect of increasing demand for modern warehouse space. It also reflects investors' confidence in the stability and attractiveness of the sector. However, to sustain this trend, it will be crucial to manage supply and demand to maintain market balance.
