In the first half of 2023, the retail space in Poland increased by 216,000 square meters, according to JLL data. By the end of June, the total retail space under construction reached 410,000 square meters, and JLL forecasts that by the end of the year, the new supply will exceed the result from 2022.

 

The latest investments mainly focus on retail parks, which constitute approximately 16% of the total retail space in Poland. Several significant projects, such as the Retail Park in Kłodzko (17,000 m2) or Aripark Bytków (12,000 m2), as well as smaller ones like N-Park Piotrków Trybunalski (7,700 m2) or Vendo Park Zambrów (6,600 m2), were completed in the first half of the year. At the end of June, there were still over 250,000 square meters under construction.

 

The dynamics of the retail park sector emphasize the diversity of offerings, encompassing both smaller parks in regional cities and large complexes, such as the Koszalin Power Center or Galeria Karuzela Biała Podlaska. The relative investment activity in traditional shopping centers is limited, especially compared to retail parks. However, the shopping center format recorded an increase of 58,000 square meters in the first half of 2023, including the opening of Galeria Bawełnianka in Bełchatów (23,000 m2).

 

With the improvement of economic indicators and overall market sentiment, rents in the best shopping centers are returning to pre-pandemic levels. Average rents in Warsaw currently range up to 130 euros/m2/month, while in other agglomerations, they fluctuate between 50 and 65 euros/m2/month.

 

In the first half of 2023, the total value of retail property sales in Poland amounted to nearly 200 million euros, representing only 26% of the sales value recorded in the previous year.

 

Although the level of investment activity in the first half of 2023 was lower than in previous years, it is worth noting that in the current quarter, transactions worth over 150 million euros were closed. Additionally, larger transactions are planned, with closure expected in the last quarter of this year, which gives hope for improving results and exceeding the data from 2022.
