The warehouse market in Poland ended 2023 with solid results, maintaining a steady course despite facing changes and emerging challenges. Transactions related to the warehouse sector continued to represent a significant portion (47%) of the total investment volume, indicating its strong position in the market.
Tenant activity, although slightly lower than in previous years, remained at a significant level, exceeding 5.6 million square meters. Developers delivered an impressive volume of new warehouse space (3.7 million square meters), highlighting the sector's dynamism. Over the past year, the warehouse market supply grew by 12%, reflecting its ongoing development and attractiveness to investors.
The largest projects completed in 2023 include Panattoni BTS Zalando in Bydgoszcz, Panattoni Park Wrocław Logistics South Hub, and DL Invest in Psary.
The outlook for further development of the warehouse market is optimistic. At the end of 2023, an impressive 2.8 million square meters were under construction, and in the fourth quarter of 2023, investors initiated projects covering 830,000 square meters.
The development of the warehouse sector in Poland results from various factors, including the benefits of the country's strategic location in Central Europe and competitive business conditions. These factors make Poland, particularly Central Poland (Warsaw, Łódź), as well as Lower and Upper Silesia, attractive locations for investors interested in the warehouse market.
