According to the latest data provided by RynekPierwotny.pl, January 2024 brought variable price trends in the real estate market in Poland, with differences between various urban agglomerations. Average prices per square meter of new apartments increased by 1-4% in four out of the seven largest cities, remained stable in one, and experienced declines in two.
The largest increase of 4% was noted in Łódź, while a decrease of 2% was observed in the Tricity area. Warsaw continues to lead in terms of prices, with the average price per square meter exceeding 17,000 złoty.
After a period of price stability for most of the previous year, Łódź experienced a price increase, primarily due to the introduction of more expensive apartments for sale. In Kraków, Poznań, and Wrocław, where price stagnation was observed in December, a slight increase of 1% was recorded in January. The Tricity area, which previously experienced dynamic growth, now saw a decrease of 2%.
It is also worth noting the secondary market, where apartment prices also saw an increase. In Warsaw and cities within the Upper Silesian-Zagłębie Metropolis, the average price per square meter increased by 2%, while in other cities, the growth was 1%. Only in Łódź did prices remain at the same level as in December of the previous year.
There is still a significant difference between prices of apartments in the primary and secondary markets, especially in Warsaw, Kraków, Wrocław, and the Tricity area. The largest advantage of the secondary market continues to be observed in cities within the Upper Silesian-Zagłębie Metropolis.
The analysis of January data shows a complex dynamic of the real estate market in Poland, with differences between individual cities and market segments. Further monitoring of these trends will be crucial for understanding the development prospects of the sector in the coming months.
