The prospects for 2024 indicate dynamic development in the warehouse space market in Poland, with industry resources expected to exceed 34 million square meters, representing a significant increase compared to the previous year. Particularly, the market in Warsaw stands out as a leader, approaching the 7 million square meter mark, surpassing other regions by approximately 20%. It is worth noting that both Lower Silesia and Łódź are also experiencing growth, nearing the 5 million square meter mark.

 

Analysts point out that 2023 was the second-best year in terms of newly delivered warehouse space. In December 2023, total warehouse space resources increased by 13% compared to the previous year, reaching an impressive level of 31.7 million square meters.

 

Developers continue to actively supply new properties to the market. In the fourth quarter of 2023, a total of 580,000 square meters of new space was delivered, and since the beginning of the year, a total of 3.7 million square meters has been delivered. The high supply has contributed to increased availability of warehouse space, which reached 2.3 million square meters by the end of the year, representing a twofold increase compared to the previous year.

 

2023 marked the third-highest level in history for leased warehouse space (5.6 million square meters). The logistics and courier sector continue to play a key role, accounting for a significant portion of warehouse space rental transactions (35%). However, the importance of the retail and e-commerce sectors is also growing, as they increasingly seek new warehouse facilities due to the dynamic growth of online sales.

 

Nearly 5.6 million square meters of warehouse space were leased in 2023, marking the third-highest level in history. The logistics and courier sector accounted for 35% of all transactions, followed by the retail sector along with e-commerce companies and the manufacturing sector including automotive (approximately 25%).

 

Rental rates for warehouse space remained stable, mainly due to the balance between supply and demand. Developers are reluctant to engage in price negotiations due to the high costs of financing their investments. Nevertheless, in some markets where competition among developers is high, temporary price corrections can be observed.
